Most bathroom remodels in Baltimore County follow a predictable pattern: fiberglass insert, builder-grade vanity, basic tile from a big-box store. It photographs poorly and feels it. Our clients have usually lived through at least one of those projects before calling us.

We approach bathrooms with the same attention we give kitchens — waterproofing done right, tile work planned before material is ordered, fixtures specified to the fixture rather than the category. Heated floors are asked for constantly; we install them in most primary bath projects because the cost is reasonable at this price point and the experience isn't.

Our minimum is $16,000 because below that number, there isn't enough scope to do the job correctly. We won't tell you otherwise to get the project.

Supply line replacements, drain relocations, valve replacements, fixture installations. If the plumbing is aging — and in older NE Baltimore County homes it often is — we address it during renovation, not after.

Lighting & Electrical

Vanity lighting, shower lighting, recessed ceiling lights, exhaust fans with heat, GFCI protection. We spec lighting to the vanity mirror size and task requirements — not just to code minimums.

Layout Modifications

A hall bath or powder room typically runs 3—4 weeks from demo to punch list. A primary bath renovation runs 5—8 weeks. Suite-level expansions or projects with significant layout changes run 8—10 weeks. Your written timeline is issued at the kickoff meeting before demo begins, and material lead times are confirmed in writing before we open a single wall.
It can be done for less. But below $16,000, something gets cut — and what typically gets cut first is proper waterproofing, licensed plumbing work, or permit fees. Bathrooms done without proper waterproofing behind the tile are the projects that rot subfloors and require six-figure remediation five years later. Our minimum exists because that's the number at which we can do the project correctly, with materials that last and trades that are licensed and inspected. Contractors who quote $6,000 for a bathroom are not doing the same project at a lower cost.
Yes, within scope. Adding a bathroom to an existing space — a basement, a large bedroom, a converted closet — is possible and something we've done in NE Baltimore County homes. Cost depends entirely on proximity to existing plumbing stacks, whether a wet vent or ejector pump is required, and structural conditions. These projects are assessed individually; we don't provide price ranges on bathroom additions without a site visit because the variables are too significant.
We install electric radiant heat in the majority of primary bath projects. For a standard primary bath, the material and installation cost is typically $800—$1,400 depending on floor area. It's one of the highest satisfaction additions per dollar in a bathroom project. The system must be installed before tile substrate — it cannot be added after the floor is down. If you're already renovating the floor, adding heat is a straightforward decision.
We source tile from local and regional suppliers including tile showrooms in the Baltimore area, as well as online suppliers for specialty materials (zellige, handmade tile, certain natural stone). We don't limit you to one supplier, and we're happy to work with tile you've sourced yourself — we just need spec sheets and quantity quotes before finalizing the proposal. We carry samples from our most-used suppliers to initial consultations.
It depends on scope. A like-for-like fixture swap (replacing a toilet, replacing a faucet) typically does not require a permit. Projects involving plumbing relocation, electrical upgrades, or structural changes do require permits in Baltimore County. We pull all required permits, include permit fees in our quoted price, and schedule inspections. We note in each proposal whether a permit is required for the specific scope of work.
