Essex & Middle River

Much of the housing stock in Essex and Middle River dates from the 1950s through 1970s — ranchers, split-levels, and Cape Cods with narrow original kitchens and bathrooms that haven't been touched since the Clinton administration. These homes often have knob-and-tube or early Romex electrical that needs addressing before new kitchen work is done correctly. We know what to expect when we open these walls, and we price for it honestly. Investment in these neighborhoods typically runs $28,000–$55,000 for kitchens and $18,000–$32,000 for bathrooms depending on age of infrastructure.

White Marsh & Perry Hall

White Marsh and Perry Hall represent some of the most active remodeling markets in NE Baltimore County — colonials and townhomes from the 1980s and 1990s, often on their second or third owner, that have reached the point where original finishes are due for replacement. Kitchens are typically galley or L-shaped with good bones. The most common request: open the kitchen to the dining room or living room by removing a partial or full wall. These are achievable projects in the $38,000–$72,000 range and represent a large portion of our work.

Nottingham & Parkville

Nottingham and Parkville offer solid mid-century housing stock — many homes in the 21234 and 21236 zip codes haven't seen a real kitchen renovation since they were built. These are often the projects where clients are surprised by how much can be done at $35,000–$50,000: a full gut of the kitchen, new cabinetry, countertops, a tub-to-shower conversion in the main bath, and new flooring throughout. The scope is achievable because the footprints are manageable and the infrastructure, once opened, is usually in reasonable shape.

Towson, Lutherville & Timonium

Towson and the Lutherville-Timonium corridor include a wider range of housing — older stone and brick colonials in Towson proper, newer construction in Timonium, and everything in between. Project complexity and investment range reflect that variety. We've done $41,000 kitchen refreshes in Timonium townhomes and $90,000+ full renovations in Towson colonials. Primary suite bath renovations in this area often include heated floors, walk-in showers, and custom vanity cabinetry — the projects that use our full range of subcontractor coordination.

Cockeysville & Hunt Valley

The I-83 corridor north of Towson — Cockeysville through Hunt Valley — includes some of the largest homes in our service territory. These projects frequently involve full-suite primary bathroom expansions, high-end kitchen renovations with integrated appliances and custom cabinetry, and occasionally simultaneous multi-room scopes. Investment levels in these communities typically start at $45,000 for kitchens and can exceed $100,000 for full transformations. We're selective about project volume here to ensure we're not overcommitting our crew capacity.
