Four Steps.
Zero Surprises.

We've refined this process over dozens of projects in NE Baltimore County. It exists to protect you from the things that go wrong on remodeling projects — unclear scope, moving price targets, and crews that disappear between phases.

Consultation — Free, In-Home, No Pressure

Before we schedule anything, you'll fill out a short form or call us directly at 443-761-9209. We confirm we serve your zip code (NE Baltimore County only) and that your project scope and budget are within our working range. If they aren't, we'll tell you that honestly rather than schedule a visit to tell you in person.

If it's a fit, Jonathan visits your home. He walks the space, listens to what you want, and tells you what's realistic. He'll tell you if your layout goal is achievable at your stated budget, if there are structural complications visible from the outside, or if the material choices you have in mind will land where you expect financially.

  • No slideshows, no sales presentations
  • You get a realistic budget range before the visit ends
  • Jonathan takes measurements and photographs during the walkthrough
  • No obligation to proceed to a proposal
  • Duration: 45–90 minutes depending on project complexity

Design & Proposal — Fixed Price, Defined Scope

Within 7 business days of the consultation, you receive a written, fixed-price proposal. The proposal defines exactly what is included — every trade, every material category, every specification — and what is excluded. There are no intentional vague line items.

If the project requires a designer for layout or material selection (most full kitchen renovations and primary bath projects do), we connect you with designers we've worked with in the Baltimore County area, or we can work from specifications you've already developed with your own designer. Design fees are separate from the construction proposal and are negotiated directly with the designer.

  • Fixed price — not an estimate, not a range
  • Scope of work document: line-by-line inclusions and exclusions
  • Project timeline with milestone dates
  • Material specifications: cabinet line, countertop material, tile type
  • Payment schedule tied to project milestones, not calendar dates
  • You have 30 days to review and decide — no pressure calls

Build — Dedicated Crew, Weekly Updates

We do not start demolition until your cabinetry and any custom materials are confirmed in production. For projects with long lead-time items — natural stone slabs, specialty tile, custom cabinetry — this means we may order materials before signing the contract is countersigned to protect your timeline. We explain this clearly when it applies.

Your project is assigned to a dedicated crew. That crew finishes your project before starting another. They do not rotate between multiple active jobs. This is a deliberate decision — split-crew scheduling is the primary cause of timeline overruns in residential remodeling.

  • Written schedule delivered at kickoff meeting, Day 1 of demo
  • Weekly written update every Friday — progress, upcoming week, any open items
  • Jonathan's cell number is available to you throughout construction
  • All subcontractors (electrical, plumbing) are vetted, licensed, and work under our contract
  • Daily cleanup — site left organized at end of each workday
  • All permits pulled and inspections scheduled by us, included in quoted price
  • Change orders are documented in writing and require your signature before work proceeds

Final Walkthrough — You Sign Off First

When the project reaches substantial completion, Jonathan walks through every item in the original scope with you. You have a punch list — a written list of any items that need adjustment, correction, or completion. We address every item on the punch list before asking you to sign the completion document or issue the final invoice.

You do not pay the final invoice until you are satisfied with the completed work. This is not a guarantee we offer in marketing copy alone — it is written into our contract.

  • Walkthrough with the original scope document in hand
  • Written punch list created together — nothing verbal
  • Punch list items completed before final payment is requested
  • Care instructions provided for all materials and finishes installed
  • One-year workmanship warranty on all labor — in writing
  • Manufacturer warranties for products passed through to you at completion
  • We remain available for warranty questions after the project closes

What We
Don't Do

Understanding what we don't do is as useful as understanding what we do.

  • We don't issue estimates. We issue fixed prices. If we can't fix the price, we explain why before you commit to anything.
  • We don't start a new project while yours is active. One project at a time per crew.
  • We don't skip permits to protect your timeline. If a permit is required, we pull it.
  • We don't have a "third subcontractor" problem — every sub we use has worked with us before. We don't search for new plumbers when your project starts.
  • We don't take projects under $16,000 for bathrooms or $25,000 for kitchens. The project management structure we run doesn't compress well below those numbers.
  • We don't serve Baltimore City or Anne Arundel County. NE Baltimore County only — Essex, White Marsh, Perry Hall, Towson, and surrounding communities.
